New EV charging regulations from 2025 – What property owners need to know
From January 1st, 2025, new regulations will require all commercial parking areas with at least 20 parking spots to have at least one charging station. These regulations, part of an EU directive aimed at reducing carbon emissions and improving energy efficiency, apply to both newly constructed and existing properties.
What changes in 2025?
Since 2021, new parking areas have been required to include charging stations, but from 2025, the same rules will apply to all commercial parking spots, regardless of the building’s age. This initiative supports the growing electric vehicle (EV) market and ensures that properties are equipped for a more sustainable future.
How the new rules work
Each commercial property with heated buildings and more than 20 parking spots must install at least one charging point per 20 parking spots. For example, a property with 40 parking spots will need at least two charging stations. This requirement is retroactive, meaning older buildings must also comply.
How does this impact your parking facility?
If you own a property with more than 20 parking spots, it's essential to start preparing for the installation of charging stations. A review of your electrical system may be necessary to ensure it can handle the additional load, and in some cases, an upgrade may be required.
Steps to prepare your parking facility:
- Assess and plan: Review your electrical system and parking layout to determine how many charging stations you need. If your current system cannot handle the increased load, plan for necessary upgrades.
- Think long-term: Prepare for the future by planning for additional charging stations as the demand for EVs is expected to rise. Even though the regulations set minimum requirements, it’s smart to consider future expansion.
- Apply for grants: Companies can apply for grants from the Swedish Environmental Protection Agency (Naturvårdsverket), which can cover up to 50% of the installation and material costs, reducing your investment.
