Aroundtown reaches full occupancy for 18k sqm office property located in Rotterdam’s city centre

Aroundtown successfully signed new leases with multiple tenants thereby achieving full occupancy following the repositioning of this asset. The tenant quality is very high in this multi-tenant office property with the majority being international blue-chip tenants from the insurance and banking industry. Anchor tenant in the property is international insurance firm Aon.

Aroundtown signed new long-term lease agreements with Deutsche Bank, Harmony Financial Services and SGR, thereby reaching full occupancy in the complex.

Aroundtown undertook a variety of repositioning measures such as renovation of the office floors, addition of meeting rooms, upgradation of common spaces, and the creation of a coffee corner as well as a new restaurant with a rooftop terrace. These measures have proven to be successful with the asset reaching full occupancy and high tenant satisfaction, which is a key focus area for Aroundtown.

This 18k sqm office property is situated in the centre of Rotterdam and takes up a prominent spot on the quay of one of the city’s central harbours. Rotterdam Blaak train station, one of Rotterdam’s main train stations, as well as several underground and tram stations, are within walking distance of the property on Admiraliteitskade 62, 3063 ED Rotterdam, providing good connectivity by public transport. The property further benefits from parking facilities with over 300 parking places.

Aroundtown invests in income generating quality properties that have potential for value-add in central locations mainly in Germany and the Netherlands. Avisco (controlled by Yakir Gabay) holds 10% in Aroundtown followed by Blackrock at 5%. Other shareholders include Norges, Vanguard, Allianz, BNP Paribas, Japan’s Government investment fund, Aliance-Bernstein, Dekabank, State-Street, Bank of Montreal and many other leading international investors. The main bond investors include ECB, GIC, Union Investment, DB, UBS, CS, M&G, Pictet, Credit Agricole and many other major institutional investors.

Aroundtown bereikt volledige bezetting van 18.000 m2 kantoorgebouw in het centrum van Rotterdam

Aroundtown heeft recent nieuwe huurovereenkomsten getekend met Deutsche Bank, Harmony Financial Services en SGR. Door deze nieuwe overeenkomsten is het pand, kort na de herpositionering, nu volledig verhuurd. De kwaliteit van de huurders, waarvan het merendeel internationale bedrijven uit de verzekerings- en banksector zijn, is zeer hoog. De grootste huurder in het pand is de internationale verzekeringsmaatschappij Aon.

Aroundtown heeft diverse herpositioneringsmaatregelen uitgevoerd, zoals renovatie van de kantoorverdiepingen, toevoeging van diverse vergaderruimtes, een upgrade van de gemeenschappelijke ruimte, het creëren van een koffiecorner en een nieuw restaurant met dakterras. Deze ingrepen zijn succesvol gebleken door het feit dat het object inmiddels volledig is verhuurd. Door de aanpassingen in het gebouw is een hoge huurderstevredenheid bereikt, wat een belangrijk aandachtspunt is voor Aroundtown.

Het kantoorpand aan de Admiraliteitskade 62 te Rotterdam beslaat circa 18.000 m2. Het pand is gelegen in het centrum van Rotterdam op een prominente plek aan de kade van een van de centrale havens in de stad. Treinstation Rotterdam Blaak, een van de belangrijkste trein-, metro-, en tramstations van Rotterdam, bevindt zich op loopafstand van het pand. Door deze ligging is de bereikbaarheid met het openbaar vervoer erg goed. Het pand is verder voorzien van een onderliggende parkeergarage met meer dan 300 parkeerplaatsen.

Bij de verhuurtransactie met Deutsche Bank werd Aroundtown geadviseerd door BRIQ real estate. Deutsche Bank werd bij deze transactie begeleid door CBRE. Bij de transactie met Harmony Financial Services werd Aroundtown geadviseerd door CBRE, collegiaal met BRIQ real estate.

Aroundtown investeert in hoogwaardige gebouwen op centrale locaties met de potentie om additionele waarde te kunnen creëren, voornamelijk in Duitsland en Nederland. Avisco (in bezit van Yakir Gabay) bezit 10% van de aandelen in Aroundtown, gevolgd door Blackrock met 5%. De andere aandeelhouders zijn onder andere Norges, Vanguard, Allianz, BNP Paribas, Het Japanse Overheidsinvesteringsfonds, Aliance-Bernstein, Dekabank, State-Street, de Bank van Montreal en vele andere vooraanstaande internationale investeerders. De belangrijkste obligatiebeleggers zijn onder meer ECB, GIC, Union Investment, DB, UBS, CS, M&G, Pictet, Credit Agricole en vele andere grote institutionele beleggers.
